Dan is a managing broker with 3 Options Realty. He is currently Program Committee Member of the Housing Initiative of North Fulton and has been since 2011. Dan, who was a Major in the Army, is also on the Atlanta Board of REALTORS®, GREEN Council, and Membership Committee.

3 Options Realty was formed out of a perceived economic necessity to adapt to the faltering sales market back in the summer of 2008. Its founder, Dan Wilhelm, recognized that agents were going to have difficulty getting their listings sold, and that prospective buyers were going to have an equally difficult time qualifying for conforming home loans. A new approach was needed if agents were going to survive that challenging period, and if consumers were to find viable home solutions.

Today, 3 Options Realty offers their clients three options: sales, leasing, and property management. Prospects appreciate our ability to offer choices, especially viable ones. If a house will not sell, or cannot sell, for any reason, it is possible that it would lease. And they solve the dilemma for property owners that are uncomfortable being landlords, by offering professional management services.

They differ from the traditional property management companies in that their agents do the leasing and the management for their own clients. They earn, and are motivated to grow a good working relationship with these clients, forever conscious of the probability that such a relationship suggests future business in sales, when the market returns. Licensed since 2004, LaTonya has always had a love for real estate. Her father, an investor all of his life, had set the norm for ownership right in front of her face. Shane JarminShane has been consulting buyers and sellers in the Atlanta real estate market since graduating from the University of Central Florida in 2008.  His expertise includes but is not limited to, helping both buyers and sellers in the condo, loft, and townhome markets. Tom Cardone is an attorney with the firm Winter Capriola Zenner, LLC, which is located in Atlanta, Georgia. He focuses his law practice in the areas of construction, real estate, and business law. Within these practice areas, Tom assists clients with a variety of deals and disputes.

As a litigator, Tom has experience handling disputes involving, among other matters, breach of contract,Tom Cardone property rights, construction liens & construction defects, residential landlord-tenant & commercial leasing issues, homeowners’ & condominium association covenant enforcement and assessment collections, business collections, and general business and commercial disputes. Although disputes often result in litigation, Tom recognizes the value of alternative dispute resolution and assists his clients with pre-trial negotiation, mediation, and arbitration when appropriate.

Tom counsels his clients through a variety of transactions. He has experience assisting clients with choosing the appropriate corporate form and setting up companies, as well as negotiating and drafting business agreements. Tom also assists clients with construction agreements, real estate purchase and sale agreements, residential & commercial leasing, and drafting subdivision & condominium covenants.

Tom received his Juris Doctor, with honors, from Emory University School of Law and is admitted to practice law throughout the state of Georgia. Tom attended Auburn University for his undergraduate education.

Prior to becoming an attorney, Tom served honorably as a United States Marine.

Next up we had on Melton Bennett with What’s Under Your Roof. Melton explained how a home or small business inventory can reduce the insurance claims process significantly since an itemized listing, with photographs, of all owned property can be turned over to an adjuster for settlement.
